Just when I think I have seen about all there is to see!! The below picture is a heating unit in a attic that is 3 years old. It appears it did not come with a casing. So the HVAC (professional) decided to make a casing. What's even worse is he used a refrigerator box instead of the box the unit came in. This is a good reason why you should have the home you want to buy inspected. Do not take anything for granted!!!

This is a picture of a 2 year old AC unit. Insulation should have been installed on the large coolant line. This unit was not energy efficient. 

Poor exterior drainage can result in water penetration into the home. As you see below damage has occurred. This is a 3 year old home.  Trees overhanging the roof will greatly reduce the life of the roof covering material.
